Terms & Conditions

These Terms & Conditions (“Terms”) govern your access to and use of 100feets (“we”, “us”, the “Platform”), a property listing marketplace. By creating an account or using the Platform, you agree to these Terms. If you do not agree, do not use the Platform. Our Privacy Policy explains separately how we handle your personal data and is incorporated into these Terms by reference.

1. Who can use the Platform

You must be at least 18 years old and capable of entering a binding contract under Indian law to register or transact on the Platform. By registering, you confirm this is true.

2. What the Platform is — and isn’t

100feets is a venue where property owners, agents, and other listers can publish listings and buyers/tenants can discover them and post requirements. We are not a real estate broker, agent, valuer, or party to any transaction between users, and we do not verify:

• title, ownership, or legal status of any property listed;
• the accuracy of prices, areas, photos, or other listing details;
• the identity, authority, or intentions of any user you contact through the Platform.

Any transaction, negotiation, site visit, or agreement you enter into with another user is strictly between you and them, at your own risk. Independently verify title, approvals, and any other material fact before relying on a listing or paying anyone.

3. Your account

• Registration and login are verified by OTP sent to your mobile number (or, where enabled, by signing in with Google). Keep your account credentials and the device receiving OTPs secure — you are responsible for activity under your account.
• You must provide accurate information and keep it up to date.
• We may suspend or restrict an account that violates these Terms, posts fraudulent or abusive content, or is inactive for an extended period (see our Privacy Policy for the inactive-account data-retention window).

4. Listings & requirements

If you post a property listing or a buyer requirement, you agree that:

• you have the right to list the property or post the requirement, and everything you submit is accurate and not misleading;
• you will not post content that is unlawful, fraudulent, discriminatory, infringes someone else’s rights, or misrepresents a property’s status, price, or availability;
• we may review, edit, unpublish, or remove any listing or requirement — including after publication — at our discretion, for example where it is reported, found inaccurate, or violates these Terms;
• photos, descriptions, and other content you submit may be shown publicly on the Platform and in search results.

5. Credits, wallet & contact unlocks

Certain features (such as unlocking a buyer’s contact details on a requirement) are paid for using credits held in your Platform wallet.

• Online payment for credits is not yet available; credit purchases are currently arranged and applied manually. Where online payment is introduced, it will be processed by a third-party payment gateway subject to that gateway’s own terms.
• Credits, once spent to unlock a contact, are non-refundable except where we, at our discretion, issue a credit reversal for a verified service failure (for example, an unlock that failed to deliver working contact details). A reversal credits your wallet; it does not withdraw or re-mask the information already revealed to you.
• We may adjust credit pricing, introduce coupons or discounts, or freeze a wallet (for example, on account suspension) at our discretion.

6. Acceptable use

You agree not to:

• scrape, harvest, or bulk-extract listings, requirements, or contact details from the Platform;
• impersonate another person or misrepresent your affiliation with a property or business;
• use contact details obtained through the Platform for unsolicited bulk messaging or any purpose unrelated to the listing/requirement it came from;
• upload malicious code, attempt to bypass moderation or rate limits, or interfere with the Platform’s normal operation;
• post content that is obscene, defamatory, discriminatory, or otherwise unlawful under Indian law.

7. Third-party services

The Platform relies on outside services to function, each governed by its own terms:

• Google Sign-In — optional account login;
• SMS provider — delivery of OTP codes to your mobile number;
• AI search assistant — interprets natural-language queries you type into the search assistant; do not enter sensitive personal information there;
• Cloud hosting and storage providers — host the Platform and store listing photos/videos.

We are not responsible for the availability or content of third-party services, or for outcomes on external sites you reach through a link on the Platform.

8. Intellectual property

The Platform’s design, branding, and software are our property or that of our licensors. You retain ownership of content you post (listings, photos, requirements), but grant us a licence to host, display, and distribute it on and through the Platform for as long as it remains published.

9. Disclaimer & limitation of liability

The Platform is provided “as is”, without warranty of any kind, including as to accuracy, availability, or fitness for a particular purpose. To the maximum extent permitted by law, 100feets is not liable for:

• any loss arising from a transaction, agreement, or dispute between users;
• inaccurate, outdated, or misleading listing or requirement content posted by users;
• indirect, incidental, or consequential loss of any kind arising from use of the Platform.

10. Indemnity

You agree to indemnify and hold 100feets harmless from any claim, loss, or expense arising from your use of the Platform, content you post, or your violation of these Terms or of another person’s rights.

11. Suspension & termination

We may suspend or terminate your access to the Platform, with or without notice, for conduct we believe violates these Terms, is unlawful, or harms other users or the Platform. You may stop using the Platform, or delete your account, at any time; see our Privacy Policy for what happens to your data on deletion.

We may update these Terms from time to time. When we make material changes, we will update the version and effective date above. Continued use of the Platform after a change takes effect means you accept the updated Terms.
